Position Overview:

We seek a highly experienced Senior RC Frame Foreman required for a family-run Building Contractor to work on a significant mixed-use development in North Dublin. This project is expected to take about 2-3 years. We are seeking an experienced RC Frame Foreman who has previously worked on large RC Frame builds for tier 1 / 2 contractors. We will consider candidates from a frame contractor with no general contractor experience. There is a long-term career opportunity for the successful candidate, who has comprehensive knowledge of Irish building regulations and a proven track record in managing the construction of multistorey residential units.

The successful candidate will oversee all on-site activities, ensure adherence to regulatory requirements, maintain construction schedules, and deliver projects to the highest quality standards.

Responsibilities:

1.      Site Management: Supervise and coordinate all on-site construction activities, including logistics, Safety, Daily briefings, subcontractors, and direct staff to ensure the successful execution of the project.

2.      Compliance: Ensure full compliance with Irish building regulations, safety standards, and quality control measures throughout all stages of construction.

3.      Schedule Management: Work with the planner to develop and maintain construction schedules, monitor progress against milestones, and proactively address any delays or issues to ensure timely project delivery.

4.      Quality Assurance: Maintain rigorous quality control processes to uphold the highest workmanship and construction quality standards.

5.      Team Leadership: Provide strong leadership to the on-site team, including subcontractors and direct labour, fostering a culture of teamwork, accountability, and safety.

6.      Communication: Effectively communicate with project managers, engineers, architects, and other stakeholders to ensure alignment on project goals, timelines, and requirements.

7.      Problem Solving: Identify and resolve construction-related issues and challenges promptly, leveraging technical expertise and practical experience to find innovative solutions.

8.      Safety: Prioritize and enforce strict adherence to health and safety protocols, promoting a culture of safety awareness and compliance on the construction site. Interpretation of Plans and Specifications: Understands project plans and specifications to ensure appropriate construction methods are used and design requirements are met.

9.      Scheduling and Planning: Plan the work schedule, including the sequencing of constructing the framework, pouring concrete, and curing times.

10.  Supervision of Operations: Oversees the operations on site, ensuring that the construction of foundations, walls, and other structures made of reinforced concrete is done correctly.

11.  Quality Control: Ensures that the work performed meets quality standards and that materials used comply with the project specifications.

12.  Health and Safety Compliance: Ensures that all work is carried out safely, adhering to the latest health and safety regulations and guidelines. This includes conducting safety briefings and ensuring the use of proper personal protective equipment (PPE).

13.  Team Management: Manages the workforce, including concrete workers, steel benders, formwork carpenters, and any subcontractors, ensuring efficient and effective work.

14.  Material Management: Orders, inspects, and manages materials and equipment needed for concrete construction projects.

15.  Problem Solving: Addresses any issues that arise during the construction process, from unforeseen ground conditions to delays or material shortages.

16.  Reporting: Keeps accurate records and reports related to the progress of the project, any incidents, and resource utilization.

17.  Client and Stakeholder Communication: Acts as the point of contact on-site for clients, architects, engineers, and other stakeholders, providing updates and resolving any concerns.

18.  Cost Control: Monitors project costs and works to keep the project within budget.

19.  Training and Development: Provide training and guidance to less experienced staff and promote a culture of continuous improvement and learning.

Requirements:

·      Minimum of 3-5 years of experience in an RC Frame Foreman management role, with a demonstrated track record of successfully overseeing the construction of multistorey residential apartment complexes.

·      In-depth knowledge of Irish building regulations, along with relevant certifications or qualifications in construction management or a related field.

·      Proficient in construction management software, scheduling tools, and other relevant technologies. Strong understanding of construction methodologies, materials, and techniques.

·      Strong RC Frame build experience is essential, as are exceptional leadership and interpersonal skills, with the ability to effectively motivate and manage diverse teams.

·      Strong analytical and problem-solving abilities, with a proactive and solutions-oriented approach to overcoming challenges.

·      Excellent verbal and written communication skills, with the ability to communicate effectively with stakeholders at all levels.

·      Meticulous attention to detail and a commitment to upholding the highest standards of quality and craftsmanship.

·      Demonstrated commitment to safety, with a thorough understanding of the construction industry's health and safety regulations and practices.
